This delightful restored cottage is set within the estate of a luxurious villa, originally a 12h century monastery. It is situated in the countryside in the Upper Tiber valley, just off the main road which runs between Umbertide and Città di Castello, and within walking distance of the village of Calzolaro. Lake Trasimeno is 35 kms to the south-west and the main tourist towns of Assisi, Perugia, Cortona, Todi, Orvieto, Deruta and Spoleto are all within 1 ½ hours drive. Even closer, there are many lesser known, but beautiful medieval hilltop towns and renaissance art treasures to discover. For dining out, there at are least 40 trattorias, pizzerias and restaurants within a 15 minute drive.
The property is located just off a very quiet and easily accessible flat country road, leading from Cortona to Trestina, with the Seano River running alongside. There are stunning views of the surrounding fields and oak woodlands. The beautifully tended gardens are filled with rosemary, lavender and thyme, acacia and rose bushes. The swimming pool (6 x 12m, eco-friendly filtering system), with furnished sun terrace, is shared with the main villa, which is also available for rent. A small stream meanders through the garden and there is also private chapel, which can be used by guests, and suitable for weddings and other special occasions. Together with the villa the property can accommodate up to 24 people.
The cottage was originally built as a church for the monastery in the 1600’s, then later converted to a granary in the 1840’s. Recently it has been very tastefully restored with great attention to detail and decorated and furnished to a high standard, with antiques and hand-made furniture. Features include terracotta floors, exposed ceiling beams and a staircase with handcrafted wrought-iron balustrade. An open-plan brick arched ground floor area gives a spacious and sunny ambience. The house is accessed through double French doors, leading from a paved terrace, into the entrance hall, featuring a column from the original church.

Double bedroom with queen-size bed and en-suite marble-clad bathroom with large shower. This room features many beautiful small windows from the original granary. Double bedroom accessed internally and also by external stone stairs and through a small loggia. This bedroom has an antique wrought-iron double bed and en-suite marble-clad bathroom with shower. Both these bedrooms can have an additional single bed on request.
