The property is entirely fenced in for privacy and is reached by 1.3 kms of unsealed road, parts of which are not suitable for very low slung cars.
The closest village, Montebenichi, is 6.6 kms away and has a restaurant. San Gusmè with a larger selection of shops and a Post Office is 9 kms away. Siena, Arezzo, Cortona, Monte San Savino, Florence, Perugia and Assisi are all within an easy drive. The area is delightful, with many small hamlets, monasteries, churches and other places of historic interest to discover. The woods are ideal for walks and the location of the property generally is ideal for those looking for total peace and tranquillity
To the rear of the house is a swimming pool (11 x 4m), situated in a panoramic position bordering the vineyards. The owners, who speak English and German, have access to the utility rooms on the ground floor and to the grounds for maintenance purposes. There is also a laundry with washing machine at this level, for guests' use, and a garage for one car, available on request. The courtyard at the entrance to the house has a covered area, furnished for dining outdoors, and a barbecue. The house has recently been restored throughout, retaining the traditional high exposed beam ceilings, cotto floors and exposed brick walls. The rooms are spacious and well furnished with country Tuscan furniture. Amenities include satellite TV, DVD and a baby cot. Central heating and firewood are charged extra.
